Adair Estate in Druid Hills - Atlanta GA

Adair Estate in the Druid Hills neighborhood of Atlanta, GA is a little known gem.  It's a historic preservation of a 5 acre estate at the corner of Ponce de Leon Ave and Springdale nestled between downtown Decatur and the Virginia Highlands neighborhood of Atlanta, GA.  family room

Adair Estate is such a unique property in the Druid Hills neighborhood in Atlanta because there are freestanding homes on it as well as attached townhomes. If you are looking in the MLS it will be under the condos/townhomes section. A full time care taker/concierge lives on site and is there to take residents to the airport, water plants while away, take care of pets, etc. and included in the monthly maintenance fees.  There is a gym and guest house on site too. Driving by on Ponce de Leon, it is easy to miss. Slow down and take a look at Adair Estate next time you are in the Druid Hills area.

Tour Decatur 2009 Road Race

The 7th Annual TOUR deCATUR 5K Road Race, 1 Mile Fun Run and Tot Trot is coming up on Saturday morning, March 21, 2009. The one mile Fun Run begins at 8:45 am and the 5K Race begins at 9:15 am at Renfroe Middle School. The 3.1 mile route winds through the wonderful Oakhurst and Winnona Park neighborhoods of Decatur, GA.

All proceeds from the race benefit the work of the Decatur Education Foundation. The entry fee is $18 for Adults and $12 for children under 18 (including Tot Trot participants under age 4) before March 13th. After the 13th, the entry fee will be $25. All participants will receive a race T-shirt.  Registration is available online.

Carbon Monoxide Detectors now Required in New Construction Homes in GA

As of January 1, 2009 Carbon Monoxide detectors are now required in all new one & two family homes and townhomes of three stories or less.  This is for newly permitted and new construction. 

With this Building Code change, Georgia will become the 16th state with carbon monoxide detector-related statutes.  The National Council of State Legislatures lists Alaska, Connecticut, Florida, Illinois, Maryland, Massachusetts, Minnesota, New Jersey, New York, Rhode Island, Texas, Vermont, Virginia, Wisconsin and West Virginia as the other states with carbon monoxide-related statutes.

They are required outside of each sleeping area and can be hard wired or battery operated.  There are plug in types that don't require any hard wiring and are really easy to use. They can be a combination smoke detector and carbon monoxide detector. Carbon Monoxide detectors are avaible at your local hardware store and usually cost between $20 and $50 dollars.

Green Building Conference & Tradeshow

The Greenprints Conference and Tradeshow is coming up on March 25 and 26th, 2009. This is where green building professionals, policy makers and industry experts come together to share trends, strategies and the latest environmental technologies.  See how Atlanta measures up as a sustainable city and explore smarter ways to "green" your city.  The event is hosted by the Georgia Environmental Facilities Authority and Southface. It will be held at The Hyatt Regency in Atlanta, GA.

Southface promotes sustainable homes, workplaces and communities through education, research, advocacy and technical assistance.  I attended a Southface course to learn about Green Building techniques and it was very cool. Building "green" is all about less waste and energy and water conservation.  When you see a sign or a home advertised as an Eartcraft home that means that Green Building techniques were used to build it. There are lots of inspections along the way and an Earthcraft home gets points for different Greentechniques utilized in the process of building.  When they earn enough points the home becomes Earthcraft certified.  It can cost slightly more to build green initially, but the energy savings over the long run are well worth it.  Tax credits are also available for building green.

If you are interested in living in a Green community, Glenwood Park is just one of them right here in Atlanta. It is a beautiful live, work, play community wiith condos, townhomes and single family homes.  All of the homes are Earthcraft certified.

Dekalb County Real Estate Market Report

Dekalb County, GA real estate is still selling!  Dekalb County includes Decatur, Atlanta, Dunwoody, Stone Mountain, Lithonia, Scottdale, Clarkston, Avondale Estates, Doraville, Chamblee and others. 

January 1 through February 28th 2009 there were 1,862 new listings. The average list price is $261,523. There are 754 pending sales.  That means they are under contract but not yet closed. 395 Single family homes have been sold and closed. The average original list price of the homes that have sold is $196,674. The average sales price is $171,022. Homes have sold on average in Dekalb County for 94.10% of list price with as high as 97.48% of list price in some areas. The average days on market is 86.

What does this mean? It means that homes in lower price ranges are moving.  It's a great market for 1st time home buyers. For those in higher price ranges, things are a little slower. Many people buying in the higher price ranges need to sell a home first before buying the next. Homes are in all price ranges from starter homes and investment homes under $50,000 to over $5.8 million.
