FMLS is Making Changes

In metro Atlanta we have 2 multiple listing services, GA MLS and First MLS or FMLS. I received this notice from FMLS about some changes which I think are going to be good. This is not the complete notice, it's just a summary.

Economic conditions and other factors have made it necessary for FMLS to establish some new policies and to modify certain rules; see below:

FMLS Policies Short Sales Reference to "short sales" is allowed only in remarks, either public or private. The verbiage must include the following language: "potential short sale/subject to lender approval"

Auctions In accordance with all other requirements for listing input, properties subject to auction can be entered into the FMLS system only if they can be sold before the auction takes place. Such listings must include a reasonable list price. The following must be included in the "Remarks" field: "subject to auction, call listing agent". If the listing can only be sold at auction, it cannot be entered in the FMLS system.

If a current active listing becomes subject to auction only sale, it must be withdrawn from the FMLS system.

All improved and unimproved real estate listed for sale under an exclusive right to sell contract with a Principal Member must be listed with FMLS except as provided in Rules 3.2 and 3.3 hereof.

All FMLS listings are required to be placed in the proper class of property and in the actual geographical area in which they are located. Members shall make every effort to input accurate listing data into the FMLS system including, but not limited to, a list price that represents the amount the seller is willing and able to accept given other reasonable contract terms. Additionally, photos shall not be altered or enhanced in any way that might misrepresent the property.

This one is exciting to me: On March 11, 2009 a new field, Unit Sq Ft, will be added to the Residential Attached property type. Reference to square footage in the Remarks section is still prohibited. Reference to square footage shall not be disclosed or referenced in the FMLS computer system except for:

a) reference in "Remarks" to approximate square footage for Commercial property type

b) fields specifically provided for square footage in Residential - Attached property type (This is for condos and townhomes only.)

So many condo buyers want to know the square footage of a place and in the past it was prohibited to add it in the listing. This will make it so much easier for Buyers to compare units. If square footage is added to the listing in a residential detached (house) it will get kicked out of the system.  For now, we will take what we can get, square footage in condos is a great change!

Job and Skills Fair this Saturday

There will be a job and skills fair this Saturday, February 21, 2009 from 10 am to 12:00 pm at Georgia Perimeter College in Clarkston.

Getting ready to List your Home for Sale?

With Spring coming, more homes will be going on the market.  This past month has been incredibly busy for me with new listings.  I have come up with some basic things that need to be done if you want to put your home on the market.

  • Clean, clean and clean, yes even windows and baseboards.
  • Stand at the curb and see how your house looks.  If there are leaves or debris in the street in front of your house, clean it up.  Pick up the dead branches laying in your yard. Sweep the front steps, remove the cigarette butts, straighten that hanging shutter and put it back in place.
  • The front door needs to look good. Clean it and if necessary paint it.  Are your house numbers clean and visible? 
  • If your house key sticks in the door, spray some WD-40 into the lock and work the key in and out.  If the agent showing your house has to struggle just to open the door, it doesn't leave a good impression.
  • While you have that WD-40 out, spray the hinges of creaky doors.  Don't forget the hinges on the iron fence. It shouldn't sound like Halloween at your house with creaky and squeaky noises.
  • This is so basic, but it needs to be said again. De-clutter and then de-clutter again. You get one chance to make a first impression. Make it a good one.
  • List your home with an agent when it is ready to be shown.  If you have showings and it isn't ready to be seen, you may turn off a buyer.  They will rarely come back after you have cleaned up. 
  • Is the siding of your home clean? It's time to pressure wash and make it shine.
  • Don't forget the roof and gutters.  If there is debris on the roof and leaves overflowing out of the gutters, I can almost guarantee a less than favorable offer, if you get one. There is a licensed and insured company here in Atlanta that cleans gutters for $110. It's well worth it.
  • If you are having a hard time seeing your house like a buyer would, get out your digital camera. Walk around your house and take photos. Look at them through the critical eyes of a buyer.  If you see something you don't like, fix it or remove it.  Now when your agent takes photos, you'll like how they look too.

Sheepish is a fine knitting store. They will be having specials on selected yarn. Melrose on Ponce and Decatur CD will have some things on sale too. Just look for the red balloons!

Free Breakfast at Ikea Friday through Sunday

Ikea is serving up breakfast for free this Friday February 13th through Sunday February 15, 2009.  The restaurant opens at 9:30 a.m and free breakfast will be served until 10:30 a.m.  The offer includes 1 small breakfast and one cup of coffee per person.  Ikea is located at Atlantic Station at 441 16th Street NW, Atlanta, GA 30363.  If you haven't shopped at IKEA before, then this will be an experience for you.  They have all kinds of household items for reasonable prices.   Personally, I like the square shaped glass vase that I got there for 3 or 4 dollars. 

Atlantic Station is a live work play community in Atlanta.  As of right now, there are some deals on condos ranging in price from $159,900 to $539,420. Single family homes range from $399,900 to $1,599,000.

Proposed $15,000 Tax Credit for HomeBuyers

There seems to be lots of questions on the $15,000 tax credit for home buyers. It isn't officially a law yet, but the Senate did approve an Amendment that would allow a tax credit of 10 percent of the value of new or existing residences, up to a $15,000 limit, whichever is less. To break it down, if you’re buying a $150,000 home or above you could get a credit of $15,000. If you’re buying a $100,000 home you could get a tax credit of $10,000.

Current law provides for a $7,500 tax break but only for first-time home buyers. The new law would be available to all buyers of a primary residence. Purchases must be made within 1 year of the legislation’s enactment, and the tax credit would not have to be repaid. It also seeks to prevent misuse by only allowing purchases of a primary residence and by recapturing the credit if the home is sold within two years of purchase.

In Tampa for the Superbowl

Superbowl 43We went down to Tampa for the Superbowl this weekend.  The ticket prices were out of our league, even the resellers were asking $1,200 a ticket, but that was OK. We didn't mind not getting into the game, we had a great time anyway just being in the area.  On Saturday we went to the NFL Experience, affordable at just $18.50 a ticket. It was packed with activities, games and celebrities signing autographs and doing interviews. It was fun even for those that don't know much about football, like me!
