Kids 12 and under in costumes will receive free admission when accompanied by an adult. Offer valid for up to two children in costume per one paid adult or Annual Pass member on Oct. 30-31.

Scarecrows are displayed throughout Southern Seasons Garden and Children's Garden along with wonderful and creative seasonal decorations.
Last Year we attended the Scarecrows in the Garden event at the Atlanta Botanical Gardens. There was great live music, cool things to see and cold beverages. It's back again and this Thursday night October 29, 2009 seems like the night to be there from 5 to 10 p.m.
Tickets are $15 each and free for members of the Atlanta Botanical Garden.
The Atlanta Botanical Garden is pretty big considering it's location in midtown Atlanta. GA. Its 30 acres and located next to Piedmont Park. 1345 Piedmont Ave NE Atlanta, GA 30309-3366. This event is just another reason why Atlanta GA is a great place to live.

It's right across the street from Decatur Square Condos and on the corner of Church Street and Willow Lane. Willow Lane is one of the streets in the Ridgeland Park neighborhood.
Willow Park was built in 1955 with a total of 30 condo units. This brick building is 2 stories tall and painted a classic ivory with black shutters. Condo fees for a 2 bedroom unit are $249 a month. HOA fees cover exterior liability, fire insurance, exterior maintenance, garbage, pest control, reserve fund, termite bond, water and sewer. When you own a condo, you should still have condo owners insurance to cover the contents of your unit, including the walls/sheetrock from the studs in.
Condo units at Willow Park are 1 and 2 bedroom and range in size from 560 to 1072 square feet. There are currently 2 condos for sale at Willow Park. There's a 2 bedroom/1 bath for $119,000 with original hardwood floors. For $114,888 there a 1 bedroom with an office. The most recent sold is a 1 bedroom/1 bath which sold in April 2009 for $122,500.

This cute home in the Southern Trace subdivision was a short sale.This was a great value considering the original purchase price was nearly double just a few years ago. GMAC was the lender on the property and I have to say that they were great to work with! Yes, once I was able to send the more than 100 page short sale package it was smooth sailing. (I had to send it repeatedly because their fax server memory was often full and e-mail is not an option for them. I hope that will change soon.)
Once they received it, I had great Loss Mitigators at GMAC to work with. The loss mitigators did change mid stream but both were professionals and a pleasure to 
work with.
I was the listing agent on this Southern Trace home and we had 3 offers in on the property within the first few weeks. It was just 100 days from the time of listing to the closing. Getting bank approval often takes a lot of time and frustration for all parties and this one was pretty smooth.
This Southern Trace home has 3 bedrooms and 2 full baths, a living room/dining room combo and a functional kitchen.

There are currently 32 homes for sale in Old Fourth Ward ranging in price from a 2 bedroom/2 bath home built in 1895 for $49,000 on Hogue St NE to a new construction 4 bedroom/4.5 bath home for $749,000 on McGruder St. NE. One of my listings is in the mix at $489,000. It's an 1895 Victorian Home.
There are 8 homes pending sale which means they are under contract but not yet closed and 2 there are in their contingency due diligence period.
Since July 1, 2009 9 homes have sold ranging in price from $76,500 on Hogue St to $342,000 on Prospect Place.
Old Fourth Ward is famous as the birthplace of Dr. Martin Luther King. Old Fourth Ward is also home to the Atlanta Medical Center . It's off of Ponce de Leon Ave between Virginia Highlands and Midtown. See the map of Old Fourth Ward. You can also get there by taking Freedom Parkway to Boulevard. Right now if you drive down Boulevard you will see some great homes all decked out for Halloween.

This is due to House Bill 120 passed by the Georgia Legislature this year. A range of products up to $1,500 marked with the Energy Star logo and purchased for personal use are included in this incentive.

The exemptions are intended for items purchased for non-commercial home or personal use. The exemptions do not apply to products not specifically listed above and products with a purchase price over $1,500.
Getting the water effficient products tax free will be especially great for Dekalb County Home Sellers needing to comply with the Dekalb County Plumbing Ordinance that went into effect last year requiring plumbing fixtures to be low flow. New homeowners will not be able to have the water turned on without proof of the low flow fixtures in place. Homes sold in Dekalb County GA must disclose this ordinance.
